Masonry deterioration (due to damaged gutter/downspout) on west side of building is dangerously advanced. A building on nearby Putnam Street was recently destroyed due to similar neglect. The few repairs ever done to this property have been to a low standard and likely not done to code. Snow clearing was regularly neglected in winter for years.

The graffiti was removed by a store patron...not by landlord. All other issues remain.

Gutter and downspout are completely missing from the eaves of the pitched roof at northwest corner. Rainwater dumps directly onto flat roof above storefront and leaks into storefront interior. Signs of structural deterioration include rusted structural steel horizontal member on Babcock Street side of storefront. Damage should be assessed by a qualified engineer and repairs done immediately by a qualified professional at owner's expense. Landlord and super have shown a years-long pattern of neglect and shoddy workmanship, and have not shown ability or willingness to properly maintain the structure.

Loose bricks were slathered over with mortar. There is zero indication that the work was done by somebody with any understanding of masonry, let alone historic masonry. This kind if botched repair work can actually accelerate damage and deterioration if hard mortar is used in conjunction with softer, late 19th-early 20th century bricks. This is exactly the sort of slipshod sub-standard work that has been done on this property for at least half a decade.

Loiter and litter continue to be issues. The loitering spills over from 397 Capitol Avenue.

Graffiti remains on mural and other parts of building.

Window on top floor is boarded up now.

Seeing some progress with new owner. There is graffiti on windows of vacant storefront.
