Leave the door alone. Removing that door without the owners permission could get you charged with Criminal Mischief or theft. More than likely it will be theft and it will be a Class B misdemeanor since the door is worth more than $50.

I agree that it looks like crap, but we have laws, and you don't want to end up in jail with a record.

It would be one way to figure out who the "owner" actually is. This thing is the definition of @#$% foreclosure. I have a document trail starting from the first person to take out a mortgage to buy (Daniele Gilmore) from the original builder (Goodstar Homes, LLC) and then litany of liens and trustee transfers starting from BNY-Mellon to Bank of America. If you go on HCAD, you see the owner listed as Goodstar Homes, which doesn't even exist as a company any more. Yet someone is keeping up with the property taxes. No one returns calls or inquiries. There is a contractor that comes by occasionally on Fridays to check on it, but that company is a dead end too.

Maybe instead of removing the door, I'm going to paint the plywood a pleasant color, add a few flower pots to the entrance way, and get a nice letter "C" sign from Bering's.

I agree with Alexander. You have no way to make the owner change their door. It is their property. I am guessing they got burglarized, and never replaced the door.

If it bothers you so much, knock on the door and ask them how much it would cost to replace their door. Cheaper than defending yourself on a misdemeanor.

The plywood door covers a real door behind. It was covered because of my original complaint from last year that it wasn't completely secured and allowed the elements in. I regret that now considering the awful job they did covering it up. Two nice officers came by to file a vandalism report after I reported this. I appreciate the law advice, but the deadbeats who couldn't handle their finances and the too-big-to-fail banks that don't give a @#$% about neighbors probably wouldn't even realize the difference. And perhaps it would be a way to actually meet and confront them considering all my attempts thus far have been ignored.

Perhaps lowering the property values so that the owner can buy the other properties for cheap is the whole plan?

It's pretty torn up. Sheet rock removed from first floor up to second. Wood floor coverings and all carpeting removed and stripped to plywood. The contractors and property managers I've spoken to throughout the years that winterized it swear there is no structural defects or leaks. It had been scheduled for auction once before and pulled the day of, so let's see what happens.

It's pretty sad. I have collected an entire paper trail of Unit C from when it was in planning stages, through its construction, it's initial sale, and finally to its latest transfer to another trust, all the time never having gone into foreclosure. My next step was to express interest in purchasing it directly to the original owner who still, I'm assuming, could make a deal to get out from under her mortgage obligations. But that would require a private investigator because none of my basic online searches have turned up the person on the deed. Now, I have to see what my options would be at auction, if it makes it this time...

I looked up the home on been verified. They had a million loans took out on the property. probably why its been sitting so long. . NO telling what's wrong with structure and plumbing. people don't like buying property with lots of default. Any previous lender can come anytime sweep it from under ur feet

I have a ton of PDFs from the county clerks site, too. Goode and his wife were the builders (Goodstar Home) but are out of business and completely non-responsive. There were past liens from contracters and all sorts of shady dealings stemming from the 2008 bubble burst.

The last active trustee that was paying for upkeep was Bank of America, and of course they were a dead end.

It is possible that this place was used as a Meth lab. They are trying to clean it up, thus the carpeting and sheetrock on the first floor have been removed. There are a lot of drug addicts walking the streets around this neighborhood. This is an area that was once 4th ward. Now it has gone high end. But the druggies are still hanging around the neighborhood. Thus, I think the place was used as a Meth Lab.
