No heat no hot water Open180 Edgecombe Avenue New york, NY - HarlemPrecise Management at 68 Jay Street Brooklyn, NY 11201 has no and does not provide the tenants of 180 Edgecombe Ave with heat or hot water. Tenants have and do file complaints with 311 but to no avail the problem continues to persist. We at best have heat if we are lucky for two days out of the week. HPD always seems to show the day we get it so we look like lairs. It frustrating to no end. there are other problems in the building as well concerning water damage, we don't have a live in super so no one cares how long we freeze. Calling management is met with voicemail and or a answering service who typically hangs up the phone on you if you don't answer all there questions, such as you name while you are happy to give apartment number which reveals the tenant of the unit. Since HPD isn't doing anything and DHCR won't give us rent back who can we turn to?

Despite of my written complain, still we DON'T HAVE HEAT OR HOT WATER and my 4 children are freezing along with 400 tenant of this building.. THIS IS NOW FOR THE LAST 5 DAYS AND NIGHTS.
THE ELDERS & INFANTS ARE IN HOSPITAL DUE TO THIS SEVERE COLD

I moved on April last year and hot water is hardly available and when I have it is for a few minutes now that is winter is even worst, I spoke to the board and their solution to all this is that on the side of my apt the whole line has issues w the pipes/boiler now they kindly advise me that I'm more than welcome to knock on their doors and I should be able to take a shower, their apt are in other side of the building where hot water and heat is available 24 hrs. Now after calling 333 I assume they had visit the building check and if they visited the line with heat/hot water complaints are dismiss.

Every winter, especially on the coldest days and when the season commences, we are not sure if we will wake up to heat or hot water. Many days we have had to forfeit a shower and had to use space heaters (causing our electric bill to surge). Since we have no super in our building and management refuses to give us his phone number, we are just at the whim of any given day. The super blames the restaurant below us, accusing them of turning off the switch but somehow they never rectify this situation. The boiler has been "repaired" repeatedly but never seems to work. So far this week we have had no heat or hot water on 2 different days and nights. Since it's the weekend and the management office is closed we are hosed!

Every single tenant in this building has reported the lack of maintenance in the building. We have been without heat or hot water since Oct.31st,2010. Additionally the building is infested with mice and roaches and lead based paint is peeling of every single wall. We have a newborns in the apartment which makes situation unacceptable. Landlord always ignores the complains. We call 311 every single day and nothing has been done. The building has 131 open violations and counting.

this is an apartment building, we are people with serious health conditions, there are , also families with small children, there is very little heat inside, we need to use electrical heaters, we will have to pay enormous electricity bills we cant afford. we were given some explanations by the super that he will need to check the radiators, but its been a long time, nothing was done, and the temperatures outside are really dropping

Please provide some shelter at the Tram, the wind is brutal, and there is no shelter during the wait. At Minimum provide a shelter so that rain and sleet falling directly on passengers is reduced. The tacky heat lamps are no use at all. why not put a roof over that area and add more heat ?

MILBANK REAL ESTATE has left the building, 1535 taylor ave , in worst shape. now in forclouser we are left here cold and with a boiler that is not working. George the ,super2122035706, is hardlly the boilermaker . it is time that something is done . the garbage piles up , the windows are broken, the halls are never cleaned, there isn't any inforser to see that the super does the job of an super. this has gone on too long and last year wasn't any different. why then should the tenants pay rent if there services are not met,re;hot water,heat, clean&safe halls, windows fixed. there is a city playground and a school ,ps102, accross the street, it should be a safe zone ,it is not. where is Mayor Bloomberg with all the rederick of how our streets and children are safe . these children can hardlly get up and out for school ,clean and warm . this is a blight on New York City, Where are those city officales we voted into office , they are not helping this sitituation, i bet they wake to heat and hot water, feel safe to walk out the door. WE NEED HELP NOW. MILBANK REAL ESTATE NEEDS TO BE HELD ACCOUNTABLE.

I hope you can be of help. I would like to file a formal complaint against my landlord, who has historically neglected to provide heat (to at least 68 degrees F when appropriate and indicated by nyc gov regs) and hot water for my apartment. I am hoping to reach a critical mas of unhappy tenants that want to vocalize the problem.
The current problem -- for the last month we have had unreliable heat and hot water and 2 weekends ago we were told the boiler was broken and were left with out either for 4 days. In general, hot water and heat is usually made available in the morning, but ends at about 9:30 and then continues later in the afternoon (I know this because I can usually do dishes around 5PM).
The ongoing issue: In terms of heat, I believe the heat is turned on in the evening so there is some during the night (still not 68 degrees) but all afternoon there is no heat. If all tenants were gone all day, I could understand this heat/hot water pattern, but there is no reason to assume that we are all gone and heat and hot water need only be provided on some kind of schedule that we have had no input on.
After enduring these ongoing, sporadic heat and hot water issues ALL last winter, I have learned as tenants that we have rights to heat and hot water and want to make the best effort to ensure this does not happen again. Although I was told heat and hot water is provided, and always pay my rent on time, I have found myself an unfortunate victim of my landlord's neglect. It is rough being sick in the winter with no heat and this year I am pregnant so much more concerned.... I don't know why this is happening or what we can do. My husband called and were yelled at and accused of being liars. Please help!
