Thanks! Thanked!5002 Spur Ranch Rd Charlotte, NC 28277, USA
Nearly everytime it rains, at the entrance to Stone Creek Ranch, Tom Short Road ponds up and we see several cars flipped upside down in the storm drain. We have lived here for 3 years and have seen atleast 6 cars upside down in the ditch.

water main broke flooding the front & back yards washing out a driveway and parking area along with all landscaping and fences and the city has said they are not legally responsible for any damages to my property. They also know that the pipes that were used at the time have been determined to be defective, ie. park rd, runnymede.I have alot of pictures of the flooding and the aftermath

I moved down here with my husband almost seven years ago to teach. I love North Carolina but I would love to move back north to be with my family. We have a 3 year old that adores her grandparents. There is a problem though that is causing us to not be able to sell the house. Around 2 1/2 years the hill behind our house started to erode. The erosion was the result of Gandy failing to grade our yard correctly on top of not installing drains in the side of our yard. We are getting raining what from everyone that is above us. We had contacted the builder "Gandy Home" several times. (starting one month after we moved in) They gave us the run around saying they were working on getting it fixed. After being strung along for two years, they finally told us this January they were not going to fix the hill. We have pulled in landscapers and men that are certified in fixing the hill. We have been told it is 30 to 60,000 dollars worth of damage. We have contacted the county, insurance, city, builders, warranty company and they send us back in a big circle over and over. Not sure if fetching a good attorney is worth it by the time you have legal fees, court costs, etc. We have been told Gandy went bankrupt but I have seen that they have other communities open. They are a corporation so I'm thinking they could foreclose on one community but still be okay. We didn't know if it would be worth spending the money if they are foreclosed and not get anything accomplished but piling up more bills on top of ending up fixing the hill. We are lost as to what to do. We need help! There are other houses in Autumn Woods that have flood issues or eroding properties. I know someone has left their home b/c Gandy said they weren't going to fix the problem. Please help us! I don't feel safe in my house and I'm scared for my little girl to play out back. We are on a steep cliff.

The sidewalk in front of the house next door sinks below the road level. This causes the rain water to turn down into my yard. It has washed away most of my gravel and if it rains hard, it causes about 4" of water to settle at the bottom of my front steps. My front porch is about 2' off the ground. I have had 2 total knee replacements so i cant step off or jump off the side of the porch. When the water set at the bottom of the steps I cant get out of my house. Please send help.

There is a creek in this spot that goes under the road. But it's stopped up badly and when it rains it floods over the road.Because of past flooding, the side of the road is washing away like a sink hole. And there is a six foot drop off into the creek with no type of guard rails.very dangerous.
