8) Code compliance issues: Black mold: 2005 is now a rental. I have lived at my present address for 31 years, and known every resident of 2005 Sunnyside during that time. I have been in the residence several times, including during the tenure of its previous owner, and twice during the period after he lost the home to foreclosure and the bank employees were inspecting and documenting the home. I also spoke frequently with the first renter of that home after Asad Khan bought it, during the period 8/13-8/14. Based upon the information gained during those experiences, it is my opinion that the residence has water infiltration problems and subsequent contamination with black mold. During the 10 years that the prior owner inhabited the house, he battled carpenter ants which were indicative of rotten wood caused by water infiltration into the walls on the northwest corner of the house. In September 2010, a large tree on my property fell, damaging siding on 2005’s northwest corner, and revealing water entry points and rotted wood at the roof / wall interface on the northwest corner of the house. These were photographed. The northwest corner, first floor bedroom had peeling bubbling paint covering all parts of the exterior walls and ceiling. Chronic water seepage occurred in the basement. In spring 2013, bank inspectors allowed me to look at the house, and black mold was present in the northwest corner of the basement. Asad Khan’s first renter told me in spring 2014 that water infiltration occurred in the second floor northwest bedroom, also, indicated by swelling which prevented inset drawers from sliding in and out easily; and that the basement was always wet, one of the factors which convinced her to leave that residence. I had considered buying the house in 2013, but was deterred by my knowledge of this issue and the financial and regulatory consequences of it. It turns out that the bank was not required to disclose the issue, since it had not occupied the residence. It paid two cleaning women to wash the black mold off the basement walls in 2013, and no mention was made of it, that I know of. The affected bedrooms were simply re-painted by Asad Khan and his employees. The house is in the 100-year floodplain, and requires flood insurance. I have a copy of one of the FEMA flood insurance bills. With the extended drought which we are currently experiencing, I doubt that water infiltration would be visible at this time. Other code compliance issues: How many people are allowed to live in that house? Who is on the lease, vs. who is there? Also, the uncontained trash issue.
