make this area look like a modern downtown with all of the features mentioned. To do it, we need more feet on the street, residents, office workers, restaurant and hotel workers.

Some of the city's zoning regulations do not allow for density or setback to even replicate the historic conditions of downtown, especially in the historic residential districts.
